Chapter 3: Buildings

Each D.A. is responsible for examining applications for building permits in areas for which the competent authority. The D.A. acting as the competent authority within the limits of the province outside the areas located within the administrative limits of the Municipalities and Community Councils which have been designated as competent authority (eg, San Tychon, Limassol). For areas of the British bases, it is necessary consent As for the building permit.

3.1. Building permits

A prerequisite for a building permit is in principle secure planning permission. But there are cases where neither secure planning permission.

3.1.1. Developments that are not required to ensure planning permission:

(A) Residential to four residence in the listed property, which be located in residential area.

(B) livestock farms within a zone, except for deployments which relate pig.

(C) Industrial units within governmental districts.

(D) Several small developments are determined by the Town and Country Planning General Development Order 2003. As such, defined as follows:

* Separation of approved house with two apartments which was built at an approved site.
* Construction of a fence.

* Erection of glasshouses on agricultural land and / or farm stores with volume not exceeding 300 cm
* Extension, improvement or alteration of industrial building provided that the Cubic Capacity of the original building is not increased beyond 25% or 1850 cubic meters, with the lesser of 2 as a valid and measurable.
* Several small deployments.

(E) In areas lying within the SBA does not apply the Town and Country Planning Act.

3.1.2. Application forms

I. Applications for building permits, for which planning permission

(A) Application form (ED6) completed all the necessary information and signed by the controlling owner / them.
(B) Written authorization principal for design / supervision of the project.
(C) notice of the consultant on the architectural work and the work of civil engineering.
(D) Declaration consultant (civil engineer, architect, designer of electrical installation, mechanical installation designer, designer building energy efficiency).
(E) Static calculations and drawings in duplicate.
(F) Title deeds.
(G) Electrical study.
(H) engineering study.
(I) Calculate the energy performance of buildings in duplicate .*

* No need to submit the data for the following developments:

- If the application is submitted for planning permission or Building Permit prior to 21/12/2007
- Maintenance of buildings, ancient monuments, where the application of regulations on energy efficiency will alter their character.
- Manufacturing or storage deployments for which no energy is used for regulation of their climatic conditions.
- Rural, unfit for human habitation buildings.
- Individual buildings with total floor area of less than 50 m

II. Applications for building permit for which no planning permission is required

(A) Architectural drawings in duplicate.
(B) Spatial drawings noting the proposed building
(C) Two official survey plans (the largest available scale government surveying) to indicate that the proposed building.
(D) The form (a - k) mentioned in the above paragraph, "Applications for building permits", which require planning permission.

III. Applications for marketing division for which planning permission

(A) E.D7 completed application form with all necessary information and signed by the controlling owner / them.
(B) Planning permission to duplicate plans and conditions as those issued by the Planning Authority.
(C) Written authorization principal for design / supervision of the project.
(D) notice of the student work on engineering surveyor

IV. Applications for marketing division for which no planning permission is required

(A) forms with the exception of (b), as indicated above.

3.2. Certificates of approval

(A) Certificate of approval for building

(B) Certificate of approval for separations
